Property Policies

It’s VERY important to know that what makes Bent Apple Farm different is that we are not a commercial operation…

That means you are on a tiny residential farm road. We know our neighbors well, and this is their home. We ask you to drive incredibly slow and respect that these are private properties along the road so please be the most respectful guests at all times:) Keep your voices down, music down, no honking…let nature do the talking!

This is a very chill and quiet place. We want the house to be in perfect shape when you leave so our guests can experience it the way you did when you walked through the door. We stick by the old camping rule “Leave it better than you found it!”

Cleaning

We ask our guests to care for our place as if it was their own. 

Our cleaning and linen fee is there to allow our cleaning personnel to fully disinfect, clean, do laundry, fold linens and get the bathrooms and kitchen to sparkle.

Pets

We love dogs and wish for them to have an amazing time at our farm as much as we wish it for their owners. Please think that your dog will be coming to a new environment and may need some extra support. Read our requirements to help guarantee a comfortable time for your pet:

• Only dogs are allowed on our property, no other pets are permitted due to family members' allergies. 
• Pick up after your dog. Pet waste is to be thrown out in the trash bin. 
• Bring your own poopy bags, we don’t provide them.
• Dogs must be crate trained and can not come to the property without their own crate. 
• We recommend not to leave your pet unattended in the cabin (even for a trip to the grocery store). 
• Please have your dog well-brushed and with nails clipped to avoid significant damage to our furniture or cabin floors. 
• Dogs are not permitted on beds or furniture. 
• Please note there is an additional $155 fee per pet.
• More than 2 dogs per listing is not allowed.  

WARNINGS: Be very cautious during hunting season to keep your pup close. At night/dusk be sure your dog is with you as we have coyotes and hawks and owls and even bears in VT.

Guest Policy

This is your space and your space only. No additional guests aside from the number specified for your cabin will be permitted; no exceptions will be made under any circumstances.  

Anyone on the property who is not on the reservation or over the allotted number of people will be considered trespassing, and removed without question. We reserve the right to remove your entire group if you are found with any additional guests not agreed upon beforehand. Parties are not permitted on this property.

Fire Hazards

Drugs and smoking are not permitted. Smoking and any open flame fire hazard must be done away from the house and all outdoor fires extinguished fully before going to bed. Do not put out cigarette butts in the grass; you will start a massive brush fire. 

No candles are permitted on the property or inside the home.

Hot Tub

All of our cabins feature private hot tubs with the exception of the two cabins; The Art Studio and Fernando’s. 

Pack extra towels to bring if you plan to use the hot tub! 

RULES
• No diving
• No glassware allowed in the hot tub 
• No food or drinks in the hot tub

HOT TUB DISCLAIMER:
• You are using the hot tub at your own risk
• Pregnant women, persons with heart disease, diabetes or high blood pressure problems and elderly people should not use the hot tub or spa without a doctor's permission.
• We do not advise young children to use the hot tub.
You must shower before using the hot tub!

The Pond

Permission is required to use the pond.

POND DISCLAIMER:
• The risk of injuries resulting from tripping or falling over obstacles in the pond area;
• The risk of injuries resulting from unsupervised divers and swimmers and skaters colliding;
• The risk of other injuries resulting from participating in any action in the pond or on the ice in winter.
• Recognize and fully understand that the above list is not a complete or exhaustive list of all possible risks; the list only provides examples of types of risks that I am assuming.

Outdoor Shower

Our amazing outdoor shower is available to use but please ask us beforehand so we know you are coming. The outdoor shower uses our own family hot water tank so please be mindful to keep showers within 15 minutes. 

Guest Access

Guests have access to their own cabin only.

Heat

Please leave the heat at 55 to 60 when you are out of the house or not using a room. Gas prices in VT are some of the highest in the country. When you are using the room feel free to turn up the heat to your desired temp. 65-70 will be fine especially if the gas stove is in operation you will find yourself plenty toasty. The cabin gets very hot so turn it down to 65 at night. 

Fireplaces

It’s essential you take a look up the chimney to be SURE the flue is fully open. Be very gentle with the device. Push it upwards lightly and set the teeth to the most open position. Do not attempt to do this by feeling around or you will knock the device off the tracks. If you don’t check to see if it's open the volunteer fire department will arrive via an automatic call to them from ADT as the room fills up with smoke. Check carefully with the flashlight of your phone.

Trash & Recycling

We have bears! Your trash (even in small amounts) must be moved over to the bear proof dumpster behind the barn. It has two removable pins on top of the sliding door. This should be done as it starts to pile up or if ANY food scraps are in the bags. 

We ask you to take recycling home with you or if you don’t have space in the car, stick it inside of the garage (side door) labeled “trash”. 

Stoves

Old style wood burning stoves and dutch oven cooking! 

Range and burners - Please double check they are off before you leave the house. Clean em up so they look how ya found em! Lighting the off grid stove takes a second because we are on propane.

Wood Stove: if you wish to use our beautiful glenwood stove we ask you bring a stack of dry kindling! Our local grocery store and hardware store have stacks waiting for you but keep in mind they close early! We supply all the logs you will ever need and starter sticks. Our wood is usually off the property and tends to be green so you will have a hard time lighting it without dry kindling. 

Grilling

You are welcome to the grill just be sure to turn off the gas both on the grill and at the propane tank after use. Let us know if you have used a tank so we can be sure to replace it for the next guests. 

Shoes & Boots

Leave all shoes under the benches in the entry. No shoes should enter our listings, this helps us protect our vintage flooring as well as making cleaning easier and will protect our soft pine floors. 

Wifi

We finally have fast speed internet on our property, but if you are having trouble turning on a TV or connecting to the internet…Contact us and we will get you sorted on everything. We have back up if the internet gives you any trouble!!

Our fast speed internet works for Zoom calls, messaging, social media scrolling and face-timing. But we always recommend unplugging and relaxing!

Vehicle Access

A 4x4 is suggested for snow and the muddy spring! 

We have plenty of parking and motorcycles are welcome! 

Snow tires are necessary in the winter.  

Parking

We ask that your group please carpool as much as you possibly can, as parking is limited. 

Check your Cabin’s airbnb listing for the number of vehicles allowed. 

What To Bring

Pack warm! VT can get chilly even in the warm months when the sun goes down! We provide bath towels, but please bring a washcloth and an extra big towel for the outdoors sunbathing or for the sauna/hot tub. 

• Warm jacket (seasonal) 
• Extra blankets if you are the snuggly type
• Extra towels if you plan to use the hot tub or sauna 
• VERY IMPORTANT - We ask that you bring a bundle of kindling and a bundle of logs. We always recommend a Matchlight or Duraflame too but it's not required. 
• Pack a good pair of boots 
• We clean out the kitchen of just about everything between guests so please bring spices and even cooking oils. 
• The Farm House has every equipment you need for baking and cooking, you will only need baking goods, baking sheets.
• Our cabins are well equipped for home meal cooking. If baking, please bring all needed items, including equipment and trays
• Bring bug spray in summer time 

Before You Leave

• Gather used towels and linens by end of the bed
• Wipe down crumbs from surfaces
• Take all food with you
• Throw trash away
• Turn things off
• Return keys
